I am glad that you and your family made it home safely :D
A thought, keep the 170 for the VFR and rent the IFR ship for the not so often trip. It would keep you in the 170 and you would not have to have the expense of the upgrade.

Type of grass might depend on soil type. Kentuck 31 -it is a broad blade grass, grows on almost any soil type and very hardy. plant thick. It will do best on areas that are subject to traffic. I installed them on my airplane and had simular problem.
I called the manufacture, he gave me new gaskets and suggestion that I clean them again, I thought that I had cleaned up real good, but at his suggestion I recleaned them and installed new and none has leaked since.

Long range fuel tanks

I have two fiberglass flint tanks that I took out of my 170B. I would sell for about $100.00 and I think that I have the STC also. I do not have all the hardware to install them but I think I have some hose and guages.

True that temperature is a factor as the warmer the temo the better. I have had great success with a product called Aircraft Paint Stripper. I purchased it from our local auto paint supplier. My field is 1000 MSL.
I do not take off with a full load. If I am taking passengers then I fly to the local airport with 2500' of runway. I have never had trouble taking off nor landing with this length.
